Residential Re-Roof Guidelines
Inpsections Required For Re-Roofing
Overlay
- Pre-Inspection – Not required if structural portions (rafters, purlins, etc.) are not replaced. Structural portions do not include rafter tails or starter boards. Note: Cumulative roof covering loads shall not exceed maximum allowable weight that the roof structure may sustain.
- Final Inspection – Required after roof is completed.
Tear-Off to Existing Solid Deck
- Pre-Inspection – Not Required.
- Roof Sheathing Inspection – Required after tear-off and any damaged areas have been replaced.
- Final Inspection – Required after roof is completed.
Tear-Off To Spaced Sheathing, Re-Sheath
- Pre-Inspection – Not required.
- Tear-off Inspection – Not required if structural portions (rafters, purlins, etc.) are not replaced. Structural portions do not include rafter tails or starter boards. Note: This inspection may be performed on request.
- Roof Sheathing Inspection – Required after roof sheathing has been installed and nailed. Sheathing to be nailed at 6" on center at edges and 12" on center elsewhere.
- Final Inspection – Required after roof is complete.
Tear-Off and Re-Roof With Tile Roofing
- Pre-Inspection – Not required.
- Tear-Off Inspection – Required prior to installation of new roof sheathing. For conventionally framed roofs, spans of rafters, purlins and other structural elements will be checked at this time using UBC guidelines. For trussed roofs, truss calculations or engineers report will be required to verify the trusses are designed to support the roof loads.
- Roof Sheathing – Required after roof sheathing has been installed and nailed.
- Final Inspection – Required after roof is completed.
