The Development and Engineering Services (DES) Planning Division enhances and maintains the community character of Tracy through application of the City's General Plan goals and objectives. The Planning Division comprehensively reviews and processes land development applications for compliance with land use and design standards adopted in the Tracy Municipal Code, Specific Plans, and other design standards and guidelines. The Planning Division coordinates review of development applications between the project applicant, internal divisions and departments, and outside agencies. The development application form and supplemental questionnaires (available in the Documents menu) are required for the following projects:

• Development Review
•  Conditional Use Permits
•  General Plan, Specific Plan, Planned Unit Development
• Tentative Subdivision Maps, Tentative Parcel Maps, Lot Line Adjustments
•  Rezone or Prezone
• Variances
•  Amendments
• CEQA Documents

Zoning, development standards, flood zone, and census information inquiries can be addressed by phoning the DES Planning Division at (209) 831-6400, via e-mail to des@ci.tracy.ca.us or through Government Outreach. Many questions can be addressed online by searching the Zoning Ordinance of Tracy Municipal Code Title 10, Planning and Zoning. Hardcopies of the City's General Plan, Specific Plans, design documents, and maps may be purchased over the counter or by phone. Ask for Elizabeth Silva  to obtain copies of these documents.
