Industrial Development
The City of Tracy is becoming a popular location for industrial business. Companies are attracted to the area for a variety of sound business reasons: Low land prices; skilled labor force; easy freeway access; expansion out of the Bay Area; and a healthy, growing residential population. Major Industrial Areas
Northeast Industrial Area
The Northeast Industrial Area was formed in June 1996 and encompasses 870 acres for future industrial growth. The 870 acres, bounded by Pescadero Avenue to the north, MacArthur Drive to the west, the Chrisman Road area to the east and southern Pacific Railroad tracks to the south, are considered prime locations because of their proximity to Interstate 205, Interstate 5 and Interstate 580. At total build-out, up to 9,000 people could be employed at the industrial sites.
Stonebridge Industrial Park
Located in the northeast section of town, Stonebridge Industrial Park has over 5 million square feet of industrial buildings currently built-out. Several business expansions and new construction are also being planned for the area. Some of park's current tenants include: U.S. Cold Storage, Pep Boys Distribution, Office Depot Distribution, North American Logistics, Leprino, Orchard Supply Hardware Distribution, United Grocers, and Yellow Freight.
Industrial Specific Plan – South
The Industrial Specific Plan at South Tracy Boulevard consists of approximately 100 acres of property and land for flex and industrial use, and is surrounded by residential growth. New development in this area includes Edgewood Corporate Center and South Tracy Business Park. These developments cater to small to mid-sized companies. Edgewood Corporate Center, with its 7/1000 sf parking ratio, is an ideal site for the medical, office and technology professional. South Tracy Business Park is an ideal location for the light manufacturer.
Eastgate Business Park
Formerly the Tracy H.J. Heinz facility, Eastgate Business Park was reconfigured to be a multi-user facility. Eastgate is approximately 690,000 square feet and located just south of the Stonebridge Industrial Park. Uses for these facilities include production, warehousing and manufacturing.
Patterson Pass Park
The Patterson Pass Business Park is a 600-acre master planned development located in an unincorporated area of San Joaquin County, just west of the City of Tracy. The site, near the intersection of Interstates 580 and 205, offers direct access and visibility to both interstates and connecting highway access to Interstate 5 and U.S. Highway 99. The area is ideally situated to serve the Bay Area region, as well as the Central Valley and Western United States. Patterson Pass is the county's western most industrial site and is owned and developed by ProLogis. Fully serviced sites with ample sewer and water capacity are available from one to 10 plus acres for either build-to-suit projects or land sales.
