Retail development in the City of Tracy is booming. The 2002 California Retail Survey ranks Tracy in the top 20 cities in overall retail market growth from 1995-2000. Since that survey was completed, the city has seen this retail growth continue to rise at a fast, steady pace.

Tracy has become a shopping destination for the growing communities in the South San Joaquin and East Contra Costa County areas. In addition to attracting national and regional retail tenants, the City has seen steady increases in local tenant occupancy in the Downtown and other infill locations.

I-205 Corridor

Much of the city's new retail development is happening along the I-205 corridor, which serves as the retail gateway to the Central Valley. This area is home to the:

West Valley Mall

A regional mall with anchor tenants Gottschalks, Target, JC Penney and Sears, the mall also offers a Cinemark 14-screen theater, a food court and retail shops like Barnes and Noble, Old Navy, American Eagle Outfitters, Hot Topic, Motherhood Maternity, and Kay Bee Toys, to name a few. The West Valley Mall property also includes some recent developments including Olive Garden, Best Buy, Pier 1 Imports, Chevy's Restaurant, as well as an Applebee's and IHOP.

Auto Mall

One of the major commercial successes for the city of Tracy has been the development of the Auto Mall, just west of the West Valley Mall. Car dealerships for Toyota, Honda, VW, Nissan, others offer residents and the surrounding communities with one-stop shopping for automobiles.

Tracy Marketplace

Anchored by Wal-Mart, the Tracy Marketplace is a growing retail area that includes stores such as Staples and Michael's. Recent development in the marketplace has brought several new tenants, including Burger King, Taco Bell, Weinerschnitzel, Mancini's Sleep World, Mattress Discounters, and Smile Care Dentistry, to name a few.

Tracy Pavilions

The Pavilions shopping center is west of the West Valley Mall and is currently home to anchor tenants Home Depot, Marshall's and Linens N Things. Development on this property will includes additional retail outlets, including Starbucks, Subway, Loards Ice Cream, and a soon to be completed Petsmart.

Prime Retail Outlets

Located off I-205 at MacArthur Avenue, the Prime Retail Outlets serve as a regional discount shopping destination. Stores at the outlets include, Mikasa, Gap, Liz Claiborne, OshKosh, and Casual Corner annex to name a few.

Downtown

Located on Central Avenue between 11th and 6th Streets, and along 10th Street, the City's downtown retail district is home to a variety of shopping and dining experiences, as well as the location for many of the City's traditional events, including Dry Bean Festival, Farmer's Market, and Wine Stroll.
